We always try to get every Veteran approved to use their VA loan right away.  In some instances our Veterans may need more time to work out credit issues, build up job time, prove income ( if self employed ) and or sell a current home. So we have a Lease Purchase program that allows you to move into a home now and lease the home for a specified amount of time and then buy then home at the end of the lease.  You lock in the sales price up front and your security deposit / and sometimes a portion of what you pay in rent is credited back to you at closing.

This is a great program for our Veterans that want to buy a home but are just not able to obtain the mortgage loan right now.
